As this site is very close to the land at Padgbury Lane, Congleton – see separate Case Study – the decision was taken not to promote it until planning permission had been secured on Padgbury Lane.
This has now been secured and is to be developed by a local housebuilder. LandFirst is now able to promote the land at Sandbach Road through the Cheshire East Local Plan.

It is a great achievement for our partners, The Northern Property Investments Ltd. and exemplifies the proactive, collaborative approach taken by LandFirst.
The project involved the completion of an Environmental Statement to accompany the application. Trusting that the development plan would bring greater benefits to the community, an appeal inquiry covered a range of evidence, including the shortfall in the housing supply in the Cheshire East area, identifying less than a five year supply of available land and projected demand for over 3,500 houses.
Unlocking maximum return on land investment, the success of this application is testament to close collaboration between LandFirst’s team of specialist consultants and the experienced developers at The Northern Property Investments Ltd.

Planning has been secured for 350 dwellings and the site is now being developed with the objective of securing the first legal completions towards the end of 2020.
Following on from the former company, LandFirst are working with partners to ensure the best possible outcome from the land with which they are involved.

The site currently sits in the Green Belt and the AONB for the Sevenoaks Council. However, due to increasing population growth, pressure on public services and a rise in housing prices, the local council have begun to release sites.
